Someone would like to know the difference between a certificate of title and a title deed, and what implications they have on the holder/owner. Please help.

I did a bit of research and found this.

Title deeds were issued under the Registered Land Act where ownership was freehold, in case of a leasehold interest, a certificate of lease was issued – both had a red notarial type of seal at the bottom of the document. Certificates of title or a certificate of grant were issued under the Registration of Titles Act. These have since been repealed and the operative statute is the Land Act, 2012.
